so that would make the southerners complete morons for paying such
prices

I bought my dump for $112,000 almost 3 years ago
I could sell it today for almost $300,000
problem is
all the old beachfront houses were all bulldozed about 2 years ago and
huge brick mansions built there
land that was $100,000 for 1/4 acre 7 years ago now goes for $850,000
without a house

land and house packages across the road from the beach front were
selling for $185,000 4 years ago, now up to $750,000

and the funniest
the mangove swamp land 600sqm blocks called B********e Waters(yeah, only
when the swamp floods) sold for $25,000 5 years ago, one guy selling his
for $400,000, no house

and the Victorians and NS Welshmen are snapping them up
Real Estate agents here only have to list them and they are gone 3 days
later

although I can't be too harsh on those from the south
they are after all moving to the best state in the country

I can see a generation soon with the only people with a home will be
those that inherit or win Lotto

I got in right before the devlopers discovered the quiet water front
towns between Brisbane and the Sunshine Coast

large blocks of land at sub $50,000 prices
mostly low lying swamp or sand
a bit of fill and a bitumen roadway
and flog them off a 4 x their original

the real dramas will surface as soon as we get some flood rains, we
haven't had any for a few years now
but most of the land being developed is very flood prone, I'm talking 1
metre of water after a week of heavy rain
the town is usually cut off for 2 days

They're selling the stuff where they came from at monster prices with
the assistance of the used house salesmen, all of whom are on a
'percentage' of the take.
So they're moving from the second best states in the country:-)

Think about it - every time someone does this caper, used house
salesmen make a killing at both ends of the deal. Developers at the
destination end, and GovCo is right in there in each state doing the
same.
So there's a shitload of money changing hands and a lot of it is doing
so to benefit the very part of the community that should know better
and that's in a position to stop the stupidities. Natch, they don't,
because everyone championing the (myth) of free market I've ever heard
has something to gain - and that gain is virtually guaranteed. They're
all 'pushers' and (with apologies to Jimmy McGoverna and Paul Abbott)
'busies'. No more no less.

Of course this northwards movement of population is apeing Americas
drift to the south and west coast, so it's all been done before and is
a know scam all round. Right down to the scam tax breaks for companies
doing the moving. Except for the corporation rules in Delaware, that
is - keep an eye on Bracks and Lennon for that caper any time soon:-)

Needless to say, the Air-Condtioning and electricity 'industries' is
doing exceedingly well out of all this.
And so for boats ad other toys.
Since southern houses were hyped to the max for prices long before QLD
ones were.

Add in the concept of 'package/retirement/redundancy' based economic
recovery and we'll see quite soon what happens when no-body is
actually working or gainfully employed. What happens then?
A war?
